Steel City Interactive takes 12,148sq ft at Sheffield’s Steel City Stadium

The studio behind boxing game Undisputed has agreed the biggest out of town office letting in Sheffield since 2024.

Steel City Interactive

Gaming studio Steel City Interactive has agreed a deal to move into new offices at Steel City Stadium on Sheffield Olympic Legacy Park.

The company, which makes the Undisputed boxing game, will take the whole of the stadium's second floor and some space on the floor below.

Scarborough Group International (SGI) owns the 12,148sq ft space. No bigger out of town office letting has been agreed in Sheffield since 2024, and only a few of that size have been signed in the city over the past five years.

“The letting to Steel City Interactive has been a long time in the making, and getting it over the line has been a real team effort, with local agency colloco playing a key part,” said Ian Sanderson, estates and development consultant for SGI and owner of SLR Group.

“Out of town office deals in Sheffield are typically well under 10,000 sq ft, so for one of the city’s fastest growing creative companies to commit to more than 12,000 sq ft says a great deal about the Stadium and the wider Park as a business destination.”

From Sheffield to 7m players

Brothers Ash, Asif and Asad Habib set up Steel City Interactive in 2020. Two years ago it raised £15m ahead of launching Undisputed, the first boxing game in almost a decade, on PlayStation 5, Xbox Series X|S and PC.

Since going live in October, the game has passed 7m players worldwide, with licensed fighters including Tyson Fury, Oleksandr Usyk, Canelo Álvarez and Katie Taylor.

SCI has 100 staff in Sheffield and runs a second studio in Leamington Spa, which opened in 2025.

“As someone who grew up in the immediate area, I could not be prouder to make Steel City Stadium the home of UNDISPUTED,” said Ash Habib, founder and CEO of Steel City Interactive.

“Having witnessed the incredible regeneration of the Sheffield Olympic Legacy Park, it’s fantastic to see how the area has been transformed into a place that inspires creativity and innovation.”

A steelworks site

The stadium stands on the former Brown Bayley's Steel Works, where stainless steel pioneer Harry Brearley once worked, and was renamed in 2025 as a nod to that history.

“Steel City Interactive is exactly the kind of business we hoped Steel City Stadium would attract when we built it,” said Scott McCabe, director of SGI.

“Three brothers started it here in Sheffield and it’s now known by boxing fans all over the world. It’s only right that a company carrying the city’s name should make its home on the site of one of its great steelworks. We couldn’t have asked for a more fitting tenant.”
